Buying your first new home can be an emotional experience, but don't let emotions over-rule good sense. This will be one of the most important purchases of your life. I can meet with you prior to placing an offer to discuss any possible design changes you might want to make, review your offer to purchase and advise you on how to make the most of your offer. Builders need your sale, don't miss an opportunity to negotiate things you might otherwise not think of until later!
Construction Site Visits
Visiting your new home while it is under construction is something many purchasers do, but it is technically considered trespassing unless you have your builder's permission to do so. If your builder offers opportunities to walk through your unit during construction, I can accompany you as an observer to be your trained set of eyes and ears during the meeting. If your builder does not offer this service, I may be able to help you gain access and walk with you through your unit.
Warranty Guidance
Having been a service manager for builders as well as being an operations manager at Tarion, I have worked with hundreds of home owners over the years who have become frustrated with the process and with their builder. In almost every case, the root of every problem was a misunderstanding. Sometimes you feel like everyone is ganging up on you because you don't understand their rules. Sometimes all you want is an 'unbiased' second opinion and guidance on what to do next. I offer that advice and guidance and will tell you exactly how it is and what you should do. If you're faced with a Tarion conciliation inspection, I can meet with you in advance to review your concerns. Every situation is different and unique. I offer a sympathetic and compassionate review and provide honest opinions.
New Home Orientation
You've just moved into your brand new home but you can't remember how to operate your furnace or air conditioner! What did your builder say about maintenance schedules?? And what is that strange box in the basement that seems to always blow cold air? During your PDI, your builder most likely told you about the functions and features in your home, but with so much going on, it's hard to remember everything. I can meet with you at your convenience after you're all settled into your home and review the operation of all equipment and safety features in your home. I provide a hands-on opportunity for you to become familiar with everything and will give you maintenance tips, techniques and advice. It's a service you really shouldn't live without!
