Pre-Delivery Inspections
The pre-delivery inspection, PDI or new home orientation is your first official visit to your new home. During this meeting you will tour your home with a representative of your builder and will compile a list of deficiencies. The meeting is not very long (usually about 2-3hours) and you will be distracted by emotions and tons of information. The Tarion regulations allow you to bring along or designate an expert to conduct the PDI on your behalf. I know exactly what to look for, how to complete the legal CCP paperwork and how to interact with your builder to ensure the PDI runs smoothly and all of your warranty rights are preserved.
The Tarion Warranty is Ontario's mandatory new home warranty program and there are very specific rules and regulations that must be followed to protect and preserve your warranty rights with your builder. New home service can often take a long time to complete and can result in many visits by trades and service people causing frustration and lost time from work. At the root of many delays is simply a homeowner's misunderstanding of the rules, not knowing what is covered under warranty as well as not correctly wording their concerns. I can help you conduct a thorough inspection of your home at the correct warranty periods and will provide you with a report ready to submit to your builder and Tarion. I can explain the different warranties to you and will guide you through any challenges you may face with your builder or Tarion.
30-day Inspection: I will inspect your house top to bottom ensuring everything meets or exceeds industry standards and review all of your design and colour extras with you. Includes a complete room-by-room report with photos (as necessary)
1-year Inspection: Similar to the 30-day, I will inspect your house and discuss any issues, problems or questions you may have about the settlement, normal wear and operation of your home. Includes a complete room-by-room report with photos (as necessary). Please book 2-3 months before your year end!
2-year Inspection: While not as common as 30-day and year end inspections, your new home carrys specific warranties for 2-years. These can sometimes be difficult to distinguish. I will meet with you and review any of your concerns or questions. Includes a complete report with photos (as necessary)
MSD (Major Structural Defect): I am not a certified professional engineer in Ontario and therefore cannot conduct in-depth engineering analysis of the structural components of your home. I can however meet with you, review your concerns and offer my professional advice on how to proceed. My fee is substantially less than a professional engineer and may be worth while to consider a consultation with me to determine if what you see qualifies as a major structural defect as defined by Tarion.
I offer home inspection services for pre-sale and conditional resale home offers. Inspections include roof to foundation inspections using a non-destructive method. I look at mechanical, electrical and plumbing systems and will advise on the condition of the various components within the home. Includes a written report with photos (as necessary) and suggested repairs if needed.

Inspections can be individualized based on your experience and comfort with your contractor, or we can discuss a full inspection schedule for the duration of your project.
